von Jacarepaguá und liegt deshalb sehr verkehrsgünstig um in entfernte Viertel zu gelangen (Transolímpica,
Linha Amarela, Estada do Catonho e Mato Alto).
In dem 1950 erbauten Privathaus befindet sich seit 1998 im vorderen Teil eine Arztpraxis und im hinteren ein
privater Raum, eine geräumige Küche und ein kleines Badezimmer. Vor dem Haus befindet sich ein kleiner
Garten von dem man in eine klimatisierte Veranda (Wartezimmer) oder in das PatientenWC gelangt. Die Praxis
an sich besteht aus einem Eingangsbereich, einer Rezeption, 2 kleiner Behandlungsräumen, einem Büro, einem
Archiv, einem Materialaufbewahrungsraum und einem Angestelltenbadezimmer.
Vor drei Jahren bestand ein detailierter Plan die Praxis auszubauen, um eine grosse Gemeinschaftpraxis daraus
zu machen (mit 3 Stockwerken). Allerdings wurde nur die Modernisierung der bestehender Praxis durchgeführt
und ein modernes Aluminiumdach über das ganze Haus montiert, weil das alte Ziegeldach an einigen Stellen
Lecks hatte. Es wurde geplant dieses Dach später einfach höher anzubringen.
Ein Teil des Hauses ist unterkellert, welches als Abstellraum dient. Es gibt noch ein kleines ehemaliges
Angestelltenhaus, welches auch ein Aluminiumdach besitzt, aber ansonsten verlassen ist.
Der grösste Teil des Grundstücks ist leicht abfallend zum hinteren Teil, wo sich ein kleines Flüsschen befindet
(2m breit). .
Seit 2017 wird vom Bürgermeisteramt Haussteuern IPTU comercial für 305m2 bebaute Fläche erhoben.
Der erhobene Wert besteht wegen der Grösse des Geländes (auch breiter als 12m), der guten Lage in
Jacarepaguá und der verschiedenen Möglichkeiten der Bebauung (inklusive Gewerbe)."
